I don’t do the physical sorting with you, but I walk through the home and show you exactly how to approach each room in a way that feels gentle. I never recommend upgrades unless there is a real return on investment. My focus is on helping you prepare smartly, not expensively.

During this stage, I also prepare your Home Book—a detailed packet of information that gives buyers clarity beyond what they see during a showing. It may include surveys, system information, receipts for major upgrades, well and septic records, contractor details, appliance ages, HVAC service, utility info, roof details, and any documentation you have. A good Home Book builds trust and reduces back-and-forth during negotiations.
Pricing Your Home With Clarity and Confidence
Pricing is one of the most important parts of your downsizing plan. Very early in the process—often during the decluttering stage—we determine a preliminary listing price so you can understand what you may net from the sale. This gives you a clearer picture of what you can comfortably afford in your next home or care community.

As we finalize pricing, I prepare a net sheet so you know what you can expect to walk away with at closing. This estimate includes closing costs, prorations, commissions, and any remaining obligations. For many downsizing clients, this is one of the most reassuring steps.
If you have lived in your home a long time or own it outright, you may have questions about capital gains taxes. I explain the general guidelines—especially the $250,000 / $500,000 primary residence exclusion—and help you understand what to discuss with your accountant. I do not give tax advice, but I help you gather the right information so your tax professional can guide you properly.
Marketing the Home & What to Expect During Showings
Once your home is ready, we launch a tailored marketing plan designed to reach the buyers most likely to love your home. Professional images, interior and exterior video, and floor plans help buyers understand the home before they arrive.
Many seniors are uncomfortable leaving during showings, but it’s important that buyers see the home privately so they can talk openly with their agent. I help you plan where to go and how to make this time comfortable—visiting family, taking a drive, going for coffee, walking a store, or even sitting outside if the weather allows.
Finding Your Next Home While Your Home Is Being Shown
Showings often give us the perfect chance to explore your future options. You’re already out of the home, so it’s a natural time to tour neighborhoods, visit 55+ communities, or explore senior living or long-term care facilities.
Sometimes clients find a home they love right away. Sometimes it takes time, and that’s perfectly okay. Once we receive a contract on your current home, we work to secure your next home quickly to coordinate the two closings. If you aren’t ready to commit immediately, we can consider alternatives such as temporary housing, short-term rentals, staying with family, or negotiating a rent-back after your closing. There is always a solution that supports your comfort and timing.
Inspections and Negotiated Repairs
After your home goes under contract, we move into the inspection period. This can feel intimidating, but I guide you through it step by step. Inspectors may evaluate the structure, roof, electrical and plumbing systems, HVAC, well and septic systems, fireplaces, and drainage.
Because we prepared a Home Book in advance, buyers already have clear information. This often reduces their concerns and minimizes requests for repairs. If the buyer does request repairs or credits, we review each item together and decide what is reasonable. My goal is to protect your timeline, reduce stress, and keep the contract moving forward smoothly.
Final Packing, Moving, and Settling Into Your New Home
As closing approaches, you enter the final stage of your downsizing journey. Packing is far easier now because the home has already been simplified.
