Something specific — the county, the road type, the acreage range, the architectural style, the outbuildings, the lifestyle. The more precise your criteria, the better this works. Vague requests don't find hidden homes.

Step 2 — We go looking.
Once your criteria are defined and you're fully qualified, I identify homeowners whose unlisted properties match what you're looking for. A personal letter goes directly to those homeowners — not a mass mailer, a targeted outreach to people whose homes fit your needs. The letter is straightforward: I have a qualified buyer who is interested in a home like yours. Are you open to a conversation?

Step 3 — We visit the best matches.
Homeowners who respond get a personal visit to evaluate fit and confirm details. I bring you the top two to four matches — the ones that genuinely meet your criteria. You visit, you evaluate, you decide.

Step 4 — You choose.
You select the home that's right for you — or none of them. There's no pressure. If none of the matches are right, we go back to the list. The homes you didn't choose often become listing opportunities for other buyers down the road.

What This Means in a Buyer Beware State

Virginia does not require sellers to disclose. That means when you buy a rural property — especially one that hasn't been through a traditional listing process — you need an agent who knows what questions to ask before you fall in love with the wrong piece of land.
